💸💸💸 A properly managed airbnb in S tier area #dubai will have close to 100% occupancy all year around.
If you make more money than just renting it out longterm is questionable. The more prime the unit the more questionable imo
However for me its the best out of both worlds. I am not in Dubai around 6months a year and whenever I am not in Dubai I probably earn 125usd/day via airbnb give or take on average. This basically pays for my lifestyle no matter where I am without me having to lift a finger. Everything fully managed.
I think for alot of people with money its a good system to have base in Dubai for tax purposes and then basically get paid every day that you dont spend in #dubai
so far i am doing this for over 3 years and i have not have had one bad incidedent in regards to my unit. #inshallah itll stay that way🙏🏼🙏🏼🙏🏼

⁉️ something like this could be easily replicated for something like 300k usd maybe:
- buy old dubai marina unit or in B+ area JLT for around 300k usd give or take
- get airbnb company and let them entirely refurbish the unit. they know what works, have their own contractors and designers, you do nothing and just pay
- 200k usd property value will give you 2y visa which you can extend indefinitely as long as you own the unit just need to visit UAE once every 6 months to keep it active
- once unit is ready you move in
- whenever you travel you hand over key to airbnb company and they manage tenants, repairs, everything - you just collect monthly cheques
- you keep around 2/3rds of whatever airbnb makes, i would assume on a construct like this youll make 40-80usd per day whenever you arent around

While on paper this is a tax on unrealized gains in reality it will be a "sell and rebuy your port once a year and pay tax on it" tax
To me it looks like they are genuinely unhappy that you can invest long only never sell and basically not pay tax for decades this way so they came up with a system which forces you to pay "yearly cap gains tax"
Overall this is a disaster for your lifetime nw due to them fucking up the compounding over time effect via the yearly tax. As an invest0r you really really should leave the country.
I assume brokers will offer sell and rebuy your port in 1 click for dutch residents. Needless to say this will also increase your brokerage fees alot
Going to be interesting if more countries will follow suit on this. Overall I welcome it because it will generate alot of 1way flights to dubai + co

i see lots of chatter about milady/remilia + mog the last couple of days. prices havent budged much though. Overall im confident that some of the older memes and nfts have a chance to make a comeback one day.
in general performance has been so bad people shouldnt even talk about these projects anymore but they still do.
nfa just an observation. milady i really have no doubts that we will be back. mog for instance is a good candidate at the very least of a coin which might have a comeback arc
